LOKOJA — A member of the Kogi State House of Assembly representing Ankpa I State Constituency, Hon. Akus Lawal, has said the proposed Kogi State Tenancy Bill, 2025, is designed to establish a fair and balanced legal framework that protects the rights of both landlords and tenants while addressing persistent challenges in the state’s housing sector.

 

Speaking at the public hearing on the bill in Lokoja, Lawal said the legislation was conceived in response to widespread concerns over arbitrary rent increases, unlawful evictions, excessive agency charges, tenancy disputes and delays in the resolution of housing-related cases.

 

The lawmaker noted that rapid urbanisation across major towns and communities in Kogi State has made it imperative to enact a comprehensive tenancy law capable of guaranteeing fairness, protecting investments in housing and promoting peaceful coexistence between landlords and tenants.

 

According to him, the bill seeks to clearly define the rights and responsibilities of landlords, tenants and property agents, regulate tenancy agreements and statutory notices, establish lawful procedures for the recovery of possession of premises, prohibit unlawful eviction and harassment, strengthen dispute resolution mechanisms, promote transparency and accountability in tenancy transactions, and foster harmony in landlord-tenant relationships.

 

Lawal described the public hearing as an opportunity for stakeholders to critically examine the provisions of the bill, identify gaps and recommend amendments that would ensure the legislation reflects the realities and aspirations of the people of Kogi State.

 

He stressed that effective legislation must be participatory, inclusive and responsive to the needs of the people, commending the presence of government officials, legal practitioners, estate surveyors and valuers, civil society organisations, members of the media and other stakeholders at the hearing.

 

The lawmaker assured participants that all memoranda and submissions made during the exercise would receive due consideration by the House Committee as part of the legislative process.

 

He urged stakeholders to make objective and constructive contributions in the overriding public interest to produce a tenancy law that guarantees justice, protects vulnerable persons, encourages investment in housing and contributes to the socio-economic development of Kogi State.
